A down payment is the slice of the price you pay in cash; the rest is the loan. Enter price and percent to see cash due, loan amount, and LTV. Lenders care about LTV because a 10% down payment is a 90% LTV. This is not a mortgage payment and does not include closing costs.

How this calculation works

Down payment = price × (percent ÷ 100). Loan amount = price − down payment.

LTV % = (loan ÷ price) × 100, which equals 100 − down-payment percent when there is no extra pledge or second lien.

Closing costs, taxes, and HOA are not in this split. Add them to cash-to-close separately.

You choose the percent. Typical advertised downs (5%, 10%, 20%) are market custom, not a rate this site invents.

Worked example

Price 400,000 with 20% down → cash 80,000, loan 320,000, LTV 80%. The same price at 10% down is 40,000 cash and 90% LTV.

Frequently asked questions

Is 20% required?
No. Many loans allow less, often with mortgage insurance. 20% is a common target to avoid PMI in some markets, not a universal law.
Does LTV include other loans?
This page uses one loan = price − down. A second mortgage or pledged deposit changes true combined LTV; this sketch will not see it.
What about Korean 주택담보 LTV caps?
Regulatory LTV ceilings depend on area, borrower, and loan type and change with policy. Type the percent that applies to your case; this tool does not look up 규제지역 tables.
Are closing costs part of the down payment?
Usually not. Down payment is equity in the price. Closing costs are extra cash due at signing.
How do I get the monthly payment?
Take the loan amount into the mortgage-payment or loan-payment calculator with a rate and term.
